Details:  A 24-storey, mixed-use building is proposed, with commerical at grade and 175 residential units above. Residential parking below-grade with some at-grade surface parking to support commercial units. Also 87 bike parking spaces, 2 public EV charging stations, 2 bike repair stations (one public, one private), provision of 210 preloaded monthly transit passes  for residents for a period of one year.

The applicant has submitted a second round of revision for the site plan control application. As of February 2, 2022, the revisions were being circulated internally at City Hall to be reviewed in full within a week. Once that process is finalized, the planner will proceed with preparing a delegation authoriy report for Riley’s approval. Construction for this development will most likely take pace in the second half of 2022.

Section 37 benefits will be directed towards expanding the Carlington Community Gardens ($125 K) and towards permanent traffic-calming initiatives in Carlington ($125 K).  Riley has requested that some Section 37 funds be released ahead of schedule to the Gardens so they can proceed with their planned expansion. (Section 37 funds are normally released only once the building permit feest have been paid.)
